What a maintenance visit includes
A good tune-up is more than a filter change. We inspect, clean and test the parts that most often cause breakdowns and wasted energy, and we tell you what we found in plain language with photos where helpful.
- Filter check and replacement
- Coil inspection and cleaning
- Refrigerant and pressure checks
- Electrical connection, capacitor and contactor testing
- Condensate drain cleaning
- Burner, heat exchanger and safety control checks on gas equipment
- Thermostat and controls calibration
Commercial maintenance plans
For offices, retail, restaurants and light industrial buildings, scheduled maintenance helps avoid emergency calls in the middle of a heat wave. We set up recurring visits for rooftop units and split systems, keep records for each unit and flag equipment that is nearing replacement so you can budget ahead.
Repairs and diagnostics
When a system stops heating or cooling, we diagnose the cause before replacing parts. Many HVAC failures are electrical, such as failed capacitors, contactors or control boards. As licensed electricians as well as HVAC technicians, we trace those problems back to the power supply when needed.
Suggested maintenance schedule
Exact intervals depend on the equipment, usage and environment, but this is a common starting point.
| Equipment | Suggested visit | Focus |
|---|---|---|
| Heat pump | Spring and fall | Heating and cooling modes, defrost |
| Gas furnace | Fall | Combustion safety and ignition |
| Central AC | Spring | Coils, refrigerant, drainage |
| Commercial rooftop unit | Quarterly or per plan | Filters, belts, economizers, controls |
